Longer Stay Discounts

How do I offer a discount to guests who book for longer periods?

Encourage your Guests to book for longer periods by offering Discounts for longer stays. You are able to set a discount from your Basic rates (or Seasonal Rates if applied) for bookings more than 7, 14, 21 or 28 nights.


Discounts for longer stays are applied to the gross amount for the entire booking (not including cleaning or extras).


You can choose whether or not to apply Discounts for longer stays to each Seasonal price increase/decrease

 

Good to know: 28, 21, and 14 days longer stays discounts on Booking.com are not supported.

Adding Discounts for longer stays

  • On the Discounts page, click Add longer stay rules.
  • Enter a percentage discount for the time periods in which you want discounts to apply. The percentage will be applied to the rental rate for each night in the booking period.
  • Save rule
  • You will see cards for each of the discounts you have added.

In this example, guests booking between 7-20 nights will receive a 5% discount. Guests booking 21-27 nights will receive a 10% discount and guests booking 28 nights or more will receive a 12% discount.

Editing Discounts for longer stays

  • On the Discounts page, click the Edit button on the Discount for longer stays card that you wish to edit.
  • Enter the new discount value as a percentage discount.
  • Save rule
  • Your cards will be updated to reflect your change.

Deleting Discounts for longer stays

  • On the Discounts page, click the Delete icon  on the Discount for longer stays card that you wish to delete.
  • Confirm your action.
  • Your cards will be updated to reflect your change.

If more than one discount applies we only apply the one that gives the guest the largest saving. Read more about multiple discounts here.

Why should I offer long-term stays to my guests?


Offering long-term stays to your guests can be beneficial for you as a property manager in many ways. Long-term stays can help you increase your occupancy while having a more predictable income. Nowadays, 1 in every 5 guests is looking for longer stays, so it is time to offer longer stays with a competitive discount.

How do I set long-term stays (28 nights or more) at Your.Rentals?


If you want to offer long-term stay to your guests you can do that under the Listings tab on the Your.Rentals platform.


To set long-term stays please follow the steps below:


  • Go to Listings.
  • Select the listing you wish to offer a long-term stay at.
  • Go to Discounts.
  • Select “Add longer stay rules”.

  • Set a discount for 28 nights or more, we advise you to set at least 15% discount.

  • Click “Save rule”

You will not see the long-term discounts in the Calendar, nor can you edit them there. If you want to edit your long-term discounts you can do that under the Listings tab in the menu.

How can I make my seasonal rates compatible with my longer stay discount?


If you have set Seasonal rates before setting up a longer stay discount then your Seasonal rates will overwrite the longer stay discount you set up. If you want to reflect the discount when you have Seasonal rates, you can go back and edit the Seasonal rates and allow its combination with longer stay discount, the longer stay discount will apply to the Seasonal rates. You can make these changes in the Builder or in the Calendar.

Edit Seasonal rates in the Builder


  • Go to Listings.
  • Select the Listing you wish to edit.
  • Select Seasonal rates.
  • Select “Edit” on your already existing Seasonal rate. 

  • When the window pops up, scroll down and check “Allow combination with longer stay discount”.

  • Click “Save”.

  • Go to Calendar.
  • Click and edit the Seasonal rate you want to edit.
  • When the window pops up, scroll down and check “Allow combination with longer stay discount”.


Tip: Preview your Listing to make sure you have the long-term discount


  • Go to Listings.
  • Select the listing you wish to preview, click on “...” on the right, and select “Preview Listing”.

  • In the preview mode, you can see your listing as the guest would see it. 
  • On the right side of the page you can see the price calculation. 
  • Set a check-in and check-out date that meets the requirements of a long-term stay, that is, 28 or more nights.
  • Check if you see “Discount” appear under the Cleaning fee, if so, your long-term discount is active. 

  • If you do not see “Discount”, you probably need to allow the combination of Seasonal rates with long-term discount. 

Good to know: As a Property Manager this page also shows you the payout you will get from this booking. It is only for you to see how much you can earn from that booking. The guest will not see this amount when looking at your listing.
