Sales Channel Requirements for Listings to Be Active

To ensure your listing goes live and stays active across various sales channels, it must meet specific standards. Below, we’ve outlined common requirements that apply across platforms, followed by unique requirements for each sales channel.

Common Requirements Across Sales Channels

Most platforms share the following baseline criteria:

    • Facilities: Bedroom, kitchen and full bathroom are standard.
    • Headline & Description: Must have this information in English (along with other preferred languages); avoid special characters, all caps, brand names, external links, currency symbols, and sensitive terms.
    • Address: Complete and accurate address, must be Latin characters.
    • Availability: Calendar should be kept up-to-date; long-term blocks may be restricted.
    • Photos: High-quality photos required, usually a minimum of 10.
    • Compliance: Local legal compliance and tax information might be required.
    • Country restriction: Some sales channels might not support listings located in certain countries.
    • Booking model: Some sales channels might not support On Request model

        Sales Channels - Specific Requirements

        Airbnb

        • Pricing Rules: Extra guest fee must fall between €5–€277; discounts must be at least 1%.
        • Cancellation policies: Non-refundable policies must be paired with an alternative.

        Booking.com

        • Address: Postal code must match the listing country/region.
        • Availability: Listings cannot have blocked calendars longer than one year.
        • Cancellation policies: Must provide at least two cancellation policies (excluding non-refundable).

        Vrbo

        • Rental Type: Entire property only; no shared rooms or hotels.
        • Description: Cannot reference extra fees or taxes.
        • Headline: Must be 20–80 characters.

        Expedia Group

        • Headline Rules:
          • No limit for: entire homes, apartment, boat, bungalow, cabin, chalet, condo, farmhouse, holiday house, mobile home, villa.
          • 40-character limit for: rooms with shared/own facilities, B&B, castle, holiday park, lodge
        • Tax Info: Requires legal property name (Spain) and tax ID.
        • Room Size: Use whole numbers in square feet (not meters).

        Homes & Villas by Marriott

        • Quality Standard: Only premium properties with full amenities are accepted.
        • Vetting: Must pass Marriott’s internal quality review process.

        Plum Guide

        • Quality Standard: Accepts only curated, design-forward, high-service properties.
        • Vetting: Subject to internal Plum Guide review and approval.
